Property Manager (Estate In Charge)

The Job

  • Prepare, monitor and control estate/property budgets, income and expenditure, and financial reports.
  • Liaise with tenants, owners, government departments, and stakeholders; handle enquiries, complaints, and correspondence.
  • Oversee daily estate/property management, including cleaning, security, repairs, maintenance works, and contractor performance.
  • Supervise and develop estate staff through duty allocation, rostering, performance management, coaching, and guidance.
  • Monitor tenancy matters, including home visits, tenancy changes, records maintenance, and compliance with tenancy requirements.
  • Manage leasing matters for non-domestic premises and market stalls, including application processing and recommendations.
  • Oversee estate facilities (e.g. car parks) and monitor the performance of service providers and contractors.
  • Support the formation and operation of Owners’ Committees/Incorporations, organise AGMs, and maintain owners' records in compliance with relevant regulations.

The Person

  • Degree/Diploma in Housing Management or a related discipline.
  • Professional qualification in Housing Management (e.g. MCIH, MHKIH, RPHM) preferred.
  • Valid Property Management Licence holder.
  • Minimum 5 years’ relevant experience in property management, experience in rental estates, managed properties and non-domestic premises is an advantage.
  • Sound knowledge of property management practices, maintenance matters, BMO, DMC and relevant ordinances.
  • Strong customer service, problem-solving and interpersonal skills.
  • Good communication, influencing and negotiation skills, with proficiency in written and spoken Chinese and English.
  • Strong supervisory skills, proactive, self-motivated and able to work under pressure.
