The Job

  • Provide guidance and supervise the team to ensure effective implementation of the Housing Society's policies through regular estate inspection.
  • Handle complex and sensitive cases that fall outside or conflict with the Housing Society's rules and regulations, to achieve an optimal solution in balancing the interests of the tenants/owners and the Housing Society.
  • Oversee and monitor application procedures to ensure fairness in the domestic flat letting and in the sales of subsidized housing units.
  • Prepare management fees budget annually for all sales properties to meet with OI (Owners' Incorporation)/OC (Owners' Committee) requirements.
  • Review fixed asset budget, control revenue and expenditure budget and prepare service tender documents for all estates/properties under control in accordance with DMC (Deed of Mutual Covenant) and BMO (Building Management Ordinance) to ensure effective cost control.
  • Liaise with District Councils, voluntary organizations, Government bodies, OI/OC and residents' associations to communicate the Housing Society's positions and emerging tenant needs to Head Office.
  • Conduct screening and make recommendations on shop tenancy applications and the management of the shops.
  • Participate in project progress meetings to provide property management input for new development projects and monitor the rectification of defects works post-handover.
  • Perform ad-hoc projects as assigned.

The Person

  • Professional qualification in Housing Management such as MCIH, MHKIH, RPHM.
  • Holder of Property Management Practitioner Licence (Tier 1).
  • Minimum 10 years' experience in property management, including 5 years in a managerial position.
  • Strong customer service mindset with business and political awareness.
  • In-depth knowledge of BMO and DMC and related ordinances.
  • Proven leadership, interpersonal, communication and presentation skills.
  • Strong negotiation skill and ability to liaise with internal and external stakeholders at all levels.
  • Good command of both written and spoken English & Chinese.
  • Proficiency in MS Word, Excel and PowerPoint.
