Manager (Maintenance - Building Services)

The Job:

  • Plan and implement preventive maintenance program, while solving technical problems independently and dealing with urgent/emergency repairs.
  • Prepare design, budgets, estimates, drawings, specifications and tender document for maintenance works and improvement works .
  • Review the estates facilities, recommend the improvement program for estates/ properties and monitor improvement works to assure quality of works and upgrade the standard of living.
  • Administer the tendering and contract administration process which, preparing tender documents, tender invitations, evaluate tenders, prepare tender reports and administrate contracts of maintenance and improvement works.
  • Provide technical advice to the estate management in respect of maintenance matters.
  • Supervise and monitor repair, improvement, and other works independently to ensure compliance with specifications and statutory requirements, and certify their completion.
  • Inspect tenants’ fixtures and various installations, recommending repairs and improvement as necessary.
  • Comment the design drawings, specifications, manual; estimate running cost; conduct inspections and testing to identify defects during takeover of new projects; and liaise with Projects Division.
  • Liaise and coordinate with consultants, utility companies, government departments and other stakeholders to coordinate project progress.
  • Supervise and mentor subordinates, maintenance colleagues including Senior Maintenance Officer, site colleagues to ensure successful delivery of special projects.
  • Monitor performance of consultants and contractors for implementation of maintenance and improvement works.
  • Attend meetings and handle enquiries from tenants / owners / residents’ association/ District Council/ contractors.
  • Perform any ad-hoc projects and other duties assigned.

The Person:

  • Bachelor’s Degree in Building Services / Electrical / Mechanical or related disciplines, with a Certificate of Registration for an Electrical Worker (Grade B) or equivalent (with a Grade C certification is preferred)
  • Member of professional bodies in HKIE (Building Services / Electrical / Mechanical Division) or equivalent.
  • Minimum 8 years’ experience in building services maintenance.
  • Sound knowledge of relevant regulations and professional maintenance practices.
  • Strong stakeholder management, communication, and structured problem-solving skill.
  • Proficiency in MS Office applications (Word, Excel, PowerPoint).
